    Job Description :
    RealREPP is currently teaming with a private owner/developer in Berkeley to assist them in recruiting for an Assistant Property Manager! 

    This APM will assist a team in overseeing a 400,000 SF mixed use and a Industrial portfolio totaling approximately 2.8 million SF throughout the bay Area. This Assistant Property Manager will report into a Regional Director and will have the opportunity to complete site visits periodically.  The ideal candidate must have prior commercial office experience and have a polished and professional demeanor. The team is also looking for someone who has excellent leadership skills and the ability to be self motivated.


    • Assist Property Manager with CAM reconciliations, quarterly reforecast and annual budgets, as needed

    • Assist Property Manager with rent ups, accruals, variance comments, as needed

    • Generate and process service contracts, purchase orders, and work authorizations

    • Maintain and order supplies for onsite office staff as needed, answer and transfer phone calls and post, prepare, sort and deliver mail.

    • Manage and update property compliance files for each property for annual Corporate audit

    • Oversee certificate of insurances for vendors and tenants and maintain compliance

    • Maintain contact database and emergency contact list for each property

    • Responsible for mailing monthly rent statements.  Assist with accounts receivables for tenants and update delinquency notes.

    • Prepare rent charge adjustments and tenant charge backs

    • File contracts, leases and correspondence for vendor and tenant files

    • Regular site visits, property inspections, tenant visits, and vendor meetings

    • Researches and resolves daily tenant concerns on an ongoing basis by dispatching vendors or engineers and following up to ensure problem resolution and customer satisfaction

    • On call for fire alarms and other property emergencies

    • Review and approve of property accounts payable invoices, and follow up on vendor payment issues as they arise

    • Manage service requests through tenant work order system and dispatch to appropriate building personnel and vendors.

    • Coordinates building access to brokers, tenants/vendors and construction activities

    • Coordinate tenant move-ins and move-outs

    • Coordinate tenant appreciation gifts and events

    • Provide support to regional team as needed

    Required Qualifications :

    • Minimum of 3 years of property management experience preferably with office use and industrial properties. 

    • California Real Estate License - required

    • Bachelor's Degree 

    • Industry Designation - highly preferred

    • Experience with Microsoft Office (Word & Excel).

    • MRI & Argus experience - highly preferred
