    Job Description :

    RealREPP LLC, a full service commercial real estate recruiting firm, is currently teaming with a well known and growing retail owner/developer to assist them in hiring for a Temporary Property Manager. This Temporary Property Manager will oversee a beautiful, mixed-use portfolio in Houston, TX. 

     

    This position offers a team-oriented office environment but also the opportunity to work independently and truly take ownership of the assets. The company offers room for growth and the ability to take on a variety of different tasks that include; leasing, tenant improvement and construction oversight, in addition to the overall day-to-day management and interaction with tenants and vendors. This role will join a team including a dynamic team of 4 and will report directly into the General Manager.   


     



    • Collaborates with Corporate, General Manager and other departments to prepare the annual operating budgets for the property.

    • Manages annual budget/monthly forecasting by meeting deadlines and staying within budget guidelines.

    • Control expenses including assisting in the negotiation of contracts, authorizing expenditures, reviewing monthly profit and loss statement.

    • Prepares and reviews, under the guidance of the General Manager, financial reports, presentations and documents.

    • Assist with management of contract services, including negotiation, renewals, supervision and termination.

    • Builds and maintains relationships with tenants, vendors, key community members and city departments, and competition within the market.

    • Meets with and addresses any concerns/issues that arise within these relationships.

    • Networks and gets involved in community and reach key local players/partners to drive business to property.

    • Partner with Marketing Director and/or General Manager in hosting events and finding opportunities to promote the property to the community.

    • Works with team to ensure heightened security when VIP clientele are visiting property.

    • Works with Operations Manager and Marketing Director in ensuring that vacant spaces are presentable and accessible to broker and potential clients.

    • Takes lead in the performance and coordinates with the office & retail property management team and accounting to ensure that proper CAM/Tax reconciliations are completed and submitted to the General Manager & Director of Portfolio Management for approval in February of each year in order to be approved and sent to all tenant no later than March 1 of each year.

    • Create and manage a monitoring system that outlines all observations and follow-up items that need to be addressed.  

    • Conducting with the General Manager regular (monthly) meetings with the property management team to ensure that the property is maintained in a best practice and clean workman like manner and that the Commercial Property Manager is properly monitoring and managing the onsite staff.  


     


     



    Required Qualifications :

    • BS/BA degree 

    • 10+ years or more experience in office & retail property management

    • CSM designation preferred

    • Proficient in all aspects of Microsoft Office with advanced Excel capabilities and experience with ARGUS and MRI preferred

    • Ability to multi-task and handle multiple priorities while managing aggressive deadlines

    • High sense of urgency and ability to work independently.  Adapts well to change and demonstrates ability to develop and implement process/system improvements.

    • Experience with a real estate/market research department for multi-family commercial & retail, retail, office and other commercial real estate is ideal.

    • Strong background in real estate & commercial & retail analysis.

    • Proven track record to drive and implement strategic initiatives.

    • Demonstrated ability to manage multiple projects and be able to prioritize in a fast paced environment.

    • Must be data oriented and have proven ability to interpret and synthesize data, make recommendations to drive business decisions.

    • Critical thinker; exceptional analytical and problem solving skills.

    • Must have great attention to detail and work well under pressure.

    • Must be comfortable to working in a cross-functional team; has proven ability to influence across the organization at multiple levels.
